Frequently Asked Questions

Straight answers about how an ACHOSA home warranty works, what it covers, and what happens when something breaks. Don't see your question? Call us at (888) 509-2916.

What is a home warranty?

A home warranty is a service contract that helps pay to repair or replace your home's major systems and appliances when they break down from normal use. Think of your air conditioner, water heater, plumbing, or kitchen appliances. Your contract lists exactly which items are covered and the limits that apply.

I have homeowners insurance. Why do I need a home warranty?

They cover different things. Homeowners insurance pays for damage from sudden events like fire, storms, or theft. It doesn't pay when an appliance or system simply wears out and stops working. A home warranty is built for those everyday breakdowns, which are far more common.

What does "ACHOSA" mean?

It stands for the power to choose. Most home warranty companies send a contractor from their own network. With ACHOSA, you choose the licensed contractor who comes to your home, every time.

What makes ACHOSA different from other home warranty companies?

  • You pick the contractor. Already trust a local plumber or HVAC tech? Use them. You're never assigned a stranger.
  • Repairs don't stall. We pay approved contractors the same day you confirm the repair is done, so they have no reason to make you wait.
  • Coverage that holds up. No age limits on your systems or appliances, no square footage limits on your home, and problems you didn't know about are eligible.
  • Customers back it up. Our customers rate our claims handling 9.2 out of 10.

What does an ACHOSA plan cover?

Every plan covers the same 20 systems and appliances:

Systems

Kitchen

Around the home

Central air conditioning

Kitchen refrigerator

Roof leaks

Central heating

Dishwasher

Attic and exhaust fans

Water heaters

Oven, range and cooktop

Garage door opener

Electrical systems

Microwave

Jetted bathtub

Plumbing and drains

Garbage disposal

Washer and dryer

Septic system

Water softener

Well water pump

Sump pump

Code violations

Your contract spells out the details and limits for each item.

If every plan covers the same items, what's the difference between plans?

The difference is how much we'll pay, not what's covered. Our Prime and Prime Plus plans raise the coverage caps on your costliest repairs and replacements: air conditioning, heating, water heaters, electrical, plumbing, roof leaks, and major appliances. Higher caps add real value if your home has older systems.

Can I add coverage for other items?

Yes. You can customize your plan with optional coverage, including:

  • Additional refrigerator, stand-alone freezer, or stand-alone ice maker
  • Ductless mini-split system
  • Pool and spa, including saltwater systems and additional pools or spas
  • Additional dwelling unit, such as a guest house
  • Conserve and Conserve Plus, which help pay for energy-efficient upgrades
  • Major Appliances Cap Plus, which raises your coverage limit on major appliances

Ask about our Pro plan, too.

Is there an age limit on my systems or appliances?

No. Older air conditioners, water heaters, and appliances qualify for coverage too.

Does the size of my home affect my coverage or price?

No. We don't have square footage limits, so you won't see surprise pricing because of your home's size.

What if a problem already existed before I bought my plan?

Pre-existing problems you didn't know about are eligible for coverage. Hidden issues are exactly the kind of surprise a home warranty should protect you from.

What isn't covered?

No home warranty covers everything. Your contract lists exclusions and coverage limits for each item. If your contractor repairs something that isn't covered, or charges more than your coverage limit, you're responsible for that part of the bill. You can find full details in the terms and conditions for your state, or call us before work starts and we'll walk you through it.

Something broke. What do I do?

From breakdown to fixed takes five steps, and you stay in control at every one:

  1. Call it in. Call us at (888) 509-2916. We'll confirm the item is eligible for coverage and give you a request number.
  2. Pick your pro. Schedule your own licensed contractor to diagnose the problem.
  3. Get a quote. Call us with your contractor's diagnosis to get an approved amount.
  4. Repair happens. Your contractor does the work, on your schedule and your terms.
  5. We pay our part. We pay the contractor what we owe when you confirm the repair is done.

Do I need approval before the repair starts?

Yes. Please call us with your contractor's diagnosis before any repair work begins. We'll agree on the approved amount first, so you know exactly what we'll pay before you say yes to the work.

How do I know if my repair is covered?

When you call, we'll check whether the item is eligible under your contract. Coverage is confirmed once your contractor diagnoses the problem and tells us what's needed.

Can I really use any contractor I want?

Yes, as long as they're licensed. Use the plumber, electrician, or HVAC tech you already trust. If you don't have one, or aren't sure how to choose, call us and we'll help you find a qualified local pro.

What will I pay when I request service?

For each service request, you pay your contractor the lesser of your plan's trade call fee or the actual cost of the service call. You'll also pay for any work on items your plan doesn't cover, and any amount above your coverage limits. We'll tell you the approved amount before work starts, so there are no surprises.

How and when does my contractor get paid?

We pay your contractor directly, the same day you confirm the repair is complete. You don't have to pay the full bill and wait for reimbursement, and your contractor has no reason to delay your repair.

Which plan should I choose?

If your home's major systems are newer, Core gives you solid, no-frills protection. If you have an older air conditioner, furnace, or water heater, Prime or Prime Plus raises the amount we'll pay toward those bigger repairs and replacements.

How do I buy a plan?

Select Homeowners, then Order Now on our website, or call us at (888) 509-2916. Buying as part of a home sale? Your real estate agent can order for you.

When does my coverage begin?

If you buy a plan for the home you already own, coverage begins 30 days after purchase. If you're buying a home, coverage generally begins on your closing date. Call us to confirm your exact start date.

Where do I find my contract number or a copy of my contract?

Your contract number is on your invoice, and we send a copy of your contract when your order is placed. If you can't find either, call us or email us with your covered property address and we'll send it again.

How long can buyer coverage last?

Home buyers can choose coverage for 12, 18, 24, 36, or 48 months. Longer terms lock in your protection through the first years in a new home.

I'm selling my home. Can I get coverage while it's listed?

Yes. Core seller's coverage is complimentary when it's paired with a 12-month plan for your buyer. It covers your home for a 6-month listing period, and it can be extended as long as the property stays actively for sale. The trade call fee for seller's coverage is $150.

Why would a seller offer a home warranty to a buyer?

It gives buyers confidence that an unexpected breakdown in their first year won't wreck their budget. That peace of mind can help your home stand out and keep a deal on track.
