Why Add a Home Warranty to Every Home Sale

A home warranty is one of the simplest ways to make a home sale go more smoothly. It protects the seller while the home is on the market and gives the buyer coverage for repair costs after closing. It also helps the agent close with fewer surprises and happier clients. Happier clients produce more referrals.

The cost is modest compared with the price of the home. In return, it addresses one of the biggest worries on both sides of the deal: what happens if something breaks?

  • Makes the listing stand out. A home that includes a warranty signals confidence in its condition and can attract more interest.
  • Protection while the home is listed. Many plans offer seller coverage during the listing period. If the AC or water heater fails before closing, the repair can be covered instead of coming out of the seller's pocket.
  • Fewer last-minute renegotiations. A covered breakdown during escrow is less likely to derail the deal or trigger a price reduction.
  • Less post-sale liability worry. If a covered system fails after closing, the buyer calls the warranty company, not the seller.
  • A low-cost incentive. Offering a warranty can be a more affordable concession than lowering the price.
  • Budget protection after closing. New homeowners have often spent their savings on the down payment and moving costs. A warranty helps cover the cost of a major system or appliance repair in that first year.
  • Peace of mind with an unknown home. A home inspection shows the condition on one day. It can't predict when an older furnace or dishwasher will fail.
  • Predictable costs. Instead of a surprise repair bill, the buyer pays a set service call fee for covered repairs.
  • Coverage that can continue. Buyers can usually renew the plan after the first year.
  • Smoother transactions. Fewer repair disputes during escrow mean fewer delays and fewer deals that fall apart.
  • Fewer after-closing calls. When a buyer's AC fails a month after move-in, the warranty company handles it. That keeps the agent out of an awkward position between buyer and seller.
  • Stronger client relationships. Clients remember the agent who protected them from a big repair bill in their first year. That goodwill drives referrals and repeat business.
  • A tool for negotiation. A warranty gives agents on either side an easy, low-cost way to bridge a gap or address a buyer's concern.
  • A professional value-add. Recommending a warranty shows clients the agent is looking out for them beyond the closing table.
